Acceptance of Terms

By accessing or using RateMyBuilding (“the Service”), you agree to these Terms of Service. If you do not agree, do not use the Service.

User Accounts

You must sign in with a valid Google account to submit reviews. You are responsible for all activity that occurs under your account. Each person may maintain only one account.

Account Deletion

You may delete your account at any time from your account settings. Deletion is immediate and irreversible. When you delete your account:

• Your profile and personal information are permanently deleted immediately
• Your helpfulness votes and any reports you submitted are deleted immediately
• Tag suggestions you submitted are anonymized immediately (no longer linked to you)
• Your reviews are anonymized—all identifying information is removed so they can no longer be linked to you
• Anonymized reviews are retained for 90 days to maintain the integrity of building ratings, after which they are permanently deleted along with their edit history, tags, and votes on them
• Your authentication record is soft-deleted immediately (disabling access) and permanently purged after 90 days
• Feedback you submitted (bug reports, feature requests) is anonymized when your authentication record is purged after 90 days

Admin accounts cannot be deleted through the self-service flow; contact another admin if needed.

After deletion, you may create a new account with the same Google sign-in, but your previous reviews, votes, and activity will not be restored. The content license you granted under “Content Ownership & License” survives account deletion for the duration of the 90-day retention period.

Review Guidelines

When submitting reviews, you agree to:

• Provide honest, accurate information based on your personal experience as a current or former resident, tenant, or visitor
• Not post content that is defamatory, harassing, threatening, or discriminatory
• Not impersonate another person or misrepresent your identity
• Not post spam, advertisements, or content unrelated to building reviews
• Not post personal information about other individuals (names, unit numbers, phone numbers, etc.)
• Not post content that is obscene, sexually explicit, or gratuitously violent
• Not post false statements of fact intended to harm a building owner, management company, or individual
• Submit only one review per building (you may edit it later)

Content Moderation

To maintain the quality and trustworthiness of the platform, all written review content is subject to moderation before being published. Star ratings and tags are displayed immediately; written review text undergoes a review process that may take up to 24 hours.

Written reviews that comply with our guidelines will be approved and published. Reviews that violate our guidelines may be rejected. You will be able to see the moderation status of your review text on your My Reviews page.

We reserve the right to remove, hide, or refuse to publish any content at our sole discretion, including content that we believe:

• Violates these Terms or our review guidelines
• Contains false statements of fact (as distinct from opinions)
• Contains personal or identifying information about others
• Is spam, promotional, or off-topic
• Could expose the platform to legal liability

Violations of these guidelines may result in the following actions at our sole discretion:

• Review restriction — you may still browse the platform, but you will not be able to write, edit, or submit new reviews. Your existing reviews will be hidden from public view. You may still delete your own reviews.
• Account suspension — your account will be fully suspended and you will not be able to sign in. Your existing reviews will be hidden from public view.

Moderation decisions are at our sole discretion and are not subject to appeal except by contacting us directly.

Content Ownership & License

You retain ownership of the reviews you write. By submitting a review, you grant RateMyBuilding a non-exclusive, royalty-free, worldwide, perpetual license to display, distribute, reproduce, modify, and use your review content on the platform and in connection with the Service. You may edit your reviews at any time, though edited text will go through the moderation process again.

You represent and warrant that your reviews are based on your own genuine experience, that you have the right to submit them, and that they do not infringe on any third party’s rights.

User Representations

By submitting a review, you represent and warrant that:

• Your review is based on your genuine, first-hand experience with the building
• The statements in your review are either true statements of fact or clearly expressed opinions
• You are not being compensated or incentivized by any third party to submit the review
• You have no undisclosed conflicts of interest (e.g., you are not the building owner, property manager, or competitor)

Disclaimer of Warranties

The Service is provided “as is” and “as available” without warranties of any kind, either express or implied. We do not guarantee the accuracy, completeness, reliability, or usefulness of any reviews, ratings, or other content on the platform.

Reviews represent the subjective opinions of individual users and do not reflect the views, opinions, or endorsements of RateMyBuilding. We do not verify the accuracy of user reviews and make no representations about the quality, safety, or condition of any building listed on the platform.

Limitation of Liability

To the fullest extent permitted by law, RateMyBuilding and its operators, officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from:

• Your use of or inability to use the Service
• Any content posted by users on the platform
• Any decisions made based on information obtained from the platform
• Unauthorized access to or alteration of your data

Our total liability for any claims arising from these Terms or your use of the Service shall not exceed the amount you paid to use the Service (if any) in the 12 months preceding the claim.

Indemnification

You agree to indemnify, defend, and hold harmless RateMyBuilding and its operators, officers, directors, employees, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising from:

• Your use of the Service
• Your violation of these Terms
• Content you submit, post, or transmit through the Service
• Your violation of any rights of another party

DMCA & Takedown Requests

If you believe content on the platform infringes your rights, or if you are a building owner or manager who believes a review contains false statements of fact, please contact us at legal@ratemybuilding.com with specific details. We will review all legitimate requests and take appropriate action.

Dispute Resolution

Any disputes arising from these Terms or your use of the Service shall first be attempted to be resolved through good-faith negotiation. If negotiation fails, disputes shall be resolved through binding arbitration in accordance with applicable rules, except where prohibited by law.

Changes to Terms

We may modify these terms at any time. Material changes will be communicated through the platform. Continued use of the Service after changes constitutes acceptance of the updated terms.
